I have a general comment to make, we wanted to get the process of the money sent to USA as soon as possible so you could move into the house, I have been very aware from the beginning that you wanted to move into the house quickly. We are sure 100% that the house was transferred to the current owner correctly and the land lease registered correctly because Jane Haddow acted as the lawyer for the purchase and we know she does everything 100% correctly and I have had several other buyers who have bought at this Development. We have explained the delays and have taken your criticism of the lack of communication by Ronnie and myself and you have acknowledge that his fee of 40,000 baht has been waived and we will continue to act professionally on your behalf ensuring that you are protected in every way for the purchase.
The documents are in place and not missing. Jane Haddow has all the original documents. The first document to sign is the Purchase Agreement, we then need the Red Mountain Maintenance Agreement and then the Land Lease Agreement. The meeting yesterday, where you were asked to bring the check was so that the Purchase Agreement could be agreed (altered if any mistakes needed correcting or additions needed adding) and the check paid so it can be paid in and held in Ronnie bank account ready to start the transfer once the POA from Jane Haddow has been received, it was also good to be able to show the Seller that we have moved to the next step. The Red Mountain Maintenance Agreement needs to be signed at the same time as the Signing of the Purchase Contract and I will check if we need HHPM need to be there too, Jane Haddow will sign for the Seller using the POA and we should sign also the Land Lease Agreement.
I spoke with Jane this morning. The Seller will receive the POA from her by email today, he will need to have this and copy of his passport signed and witnessed by a Lawyer and he then need to send by express delivery, this process will take 3-5 days I estimate.
I need to assure you that your purchase is good, a great quality and design house at a great price on a well planned and presented Development with no issues for Ownership for Foreigners.
