Real Estate Manager will identify proper business opportunities for opening new outlets as well as negotiate and administer acquisition agreement. Represent MFG to continue and manage lease agreement with landlords effectively.
Job Purpose:
Identify proper business opportunities for opening newoutlets in Thailand ,Responsiblefor effectiveness and efficiency of the administrative acquisition agreement and ensure the quality services provided to the company.
MainDuties:
1.Identifysurplus or marginally used properties for Minor Food Group’s business properties’opportunity, mixed use projects (business properties’ opportunity) with publicor private joint developments.
2.Evaluatealternative uses and recommends appropriate disposition or re-use ofproperties.
3.Negotiateand administer acquisition agreements, real estate development agreements,leases and miscellaneous real estate related documents. Lease agreements may include leases of space,leases to others for concessions at various facilities, economic development leases,or interim leases pending construction of projects.
4.Be a MinorFood Group contact’s representative to contact to landlords and developer to doacquisition potential location as well as follow up related real estatetransaction and documents as per requested.
5.Create sitepackage and ensure it is approved based on the agreed business deal on timelymanner with proper of real estate related-documents maintain system and can betracked.
6.Develop,maintain and provide database, related studies and reports for all real estaterelated including acquisition update report and new Project development reportto present to business unit with demonstrate progress and identify businessopportunity in frequency as agreed. Such reports may include feasibilitystudies, economic reports regarding various real estate projects, or similarreal estate reports or studies.
7.Determinefair market values for properties purchased or sold, or fair market rental forproperties leased.
8.Develop andmaintain strong working relationship with landlords for MFG’s businessopportunity.
9.Provideassistance to Property Legal Officer in the event actions are required toacquire necessary property rights.
10.Performother duties as assigned by supervisors.
