2. The tenant is agreed to pay 2 months for deposit of 39,000 Baht. The Landlord reserves the right not to refund the deposit if the tenant breaches the contract in anyway, including but not limited to having outstanding rental payments, causing damage to rental property, or terminating residency before the contract ends.
3. The tenant must pay the rent for monthly on the 5 of every month at the landlord’s office 4. Late Payment Penalty Where the rental agreement contains provision for a monetary penalty for late payment of rent, The monetary penalty shall not exceed one thousand (1,000.-)Thai Baht per month of the monthly rent. And tenant has to pay five hundred (500.-) Thai baht fee for pressing the claims per month. Tenant has to settle the monthly rental expense and fees within 7 days from the noticed date. If the tenant violates any clause of this contract,The tenant agrees that the landlord has the right to seize back the rental place and any rented items immediately, and the right to terminate the contract immediately.
5. Improvements If the tenant wishes to make any kind of improvement that cannot be removed without causing damage to the rental place ( e.g. adding a new building or room, replacing a window) , the tenant must first secure written permission from the landlord, and any items repaired or installed become the property of the landlord with any need for the landlord to compensate the tenant for expenses.
