the lessee shall have the right to sublease the leased property, including the building and structures thereon, or any part thereof : or assign the leasehold right hereunder in whole or in part, without having to obtain further permission from the lessor whereupon it shall be deemed that the particulars and terms agreed upon in this contract shall be bound and in full force and effect between the assigns / transferees of the lessee under this clause and the lessor as originally stated herein, In case where the lessee is desirous of terminating this contract in order to enable the assigns/transferees of the lessee to enter into a new agreement with the lessor in accordance with the existing terms and conditions of this contract, the lessor agrees to allow the lessee to do so upon a written request of the lessee. All fees, specific business tax, duties and expenses incurred from or in connection with the said assignment/transfer or entering into the new agreement shall be solely borne by the lessee.
