When we first started the process we were under the presumption that your Lawyer. Ronnie, would prepare contracts which the Seller would review and have these completed quickly. At the last moment we received an email from the Buyer saying that he had instructed Jane Haddow to be his Lawyer and she has come back with many items that she wanted clarified and included within the contract which has caused delays. I appreciate that we should stay in contact more regularly even if there is no new, we certainly wanted to give you accurate information.
Regarding Paul, I am sorry that he is being very "Dutch". He has expressed to me no issues with your purchase and understood completely how I came to assist in your purchase and indeed I am rewarding them with some of my commission. I can assure you that the house will be cleaned on instructions from us by the Seller to Paul, which is better than from you to Paul at this stage. The fan will be replaced. The Developer does have a program to look at repairs during the first 12 months if deemed to be poor materials, workmanship etc and this will be agreed by the Seller to Paul because the Seller wants to hand over the Villa in the best condition and not with any agreed faults.
I look forward to your Lawyers comments. The contracts are there for your protection, the money needs to be sent to the USA by the lawyer and both the lawyer for the Seller and your Lawyer will supervise the transfer of the house and the registration of the lease which are both straight forward.
This case has the wish for the Seller to require the money transferred abroad and he was explicit about this from the beginning and it is not a problem, only problem is the time issues to get you into your new home quickly which we will do our very best to get you in as soon as possible.
My good associate will be able to provide the Banyan Green tees for you for when you move in, it will only take me 1 or 2 days to sort out. I look forward to a game with you.
See you Wednesday at 4pm
